Pre-Construction

Our team will support during the planning and due diligence phase to assess the topography, access, zoning impacts, and optimized layout of your site.

During the pre-construction and planning phases, Arrow will guide the design process to use best practices and cost saving recommendations to ensure value engineering of the project.

Arrow will manage the various design discipline consultants including their budgets, schedule, and cross-discipline coordination during pre-construction. Having Arrow in the driver seat ensures your project moves efficiently through the design process and in for permitting.

The Arrow team has direct General Contracting management experience which gives us an advantage when evaluating and selecting contractors to build your project. Arrow will manage the RFQ and RFP process for contractor bids to ensure you are getting the best value and contractor partner.

Our team will verify project permitting requirements, coordinate with the local jurisdiction, and ensure the design team is proactive with comment responses to expedite permit review. Permitting is one of the largest project time exposures, so having a partner coordinating the process is essential.
Construction Coordination

Arrow will act as your representative in coordination meetings with contractors, architects, and engineers to ensure the project is moving forward and decisions are being made efficiently. Coordination meetings are also great forums for Arrow to continuously assess and report on risk.

Throughout the project lifecycle, Arrow will assess Risk to the project across all disciplines and incorporate mitigation and tracking best practices. Pre-Project risk reviews and post-project reports are essential to our process.

Development and construction projects have multiple tiers of budgets and schedules and are often iterated as the project progresses. Arrow will ensure coordination across all owner, contractor, and consultant budgets and their adherence to contract terms.

Every project has several third party and external stakeholders that impact the success of the project. Arrow’s experienced team knows how these various groups should be sequenced into the project schedule.

In addition to being your day to day partner across all project processes, Arrow will also provide you with weekly and monthly reports on progress, risk, budgeting, and schedule. These reports not only memorialize the status of the project but also provide a unique update format for investors and capital.

Arrow will have boots on the ground on your projects for quality assurance and documentation to ensure everything is running smoothly. We will also provide a site observation report after each visit that highlights progress and any noted deficiencies. Having an extra set of eye helps the whole team mitigate impacts later in the project.
Contract Administration

The prime contract you execute with your contractor is the most important to the project. The contract not only sets the value and duration expectations of the project but also defines key terms and conditions on how the project will be managed. Arrow’s decades of experience will guide you through the different contract types, pros and cons, and ensure a fair contract for all stakeholders.

Similar to the Prime Contract with the General Contractor, the contracts executed with Third Parties like architects, engineers, and owner vendors are just as important. Certain contract types can create exposure to cost overruns and schedule impacts. Arrow will vet third party contracts, incorporate protections against schedule and budget overruns, and manage changes when they occur.

Even the best laid plans encounter challenges, in construction these are unforeseen conditions and they happen on every project. Change Orders are inevitable, however, Arrow will review changes, compare them to fair market rates, and ensure they follow contract requirements so you know you are getting the best value from a change.

Payment applications aren’t only an invoice, but a representation of the health and progress of the project. Arrow will coordinate all pay applications, review them for errors, and assess risk inside of the individual line items in relation to the budget. Arrow will also be your partner to navigate lender draw submission requests and ensure pay applications are compliant.

Arrow views General Contractors as project partners and the contract as a roadmap to how the project should be managed. Occasionally, disputes arise and a resolution needs to be negotiated so the project can move forward. Arrow will act as your advocate and subject expert during these negotiations to ensure the contract is followed and the resolution is fair.
